Renting Guide
Oliver’s Residential always boasts an excellent selection of properties to rent in the Camden Town, Kentish Town and surrounding areas.
First, to look for a rental property, start by entering your details on this site, or pop in to our offices and discuss your requirements with our knowledgeable staff. You’ll soon receive details of suitable properties and can begin to view.

Found a property!
Once you have found a property and wish to proceed, we will take it off the open market and hold it for you, on receipt of the first two weeks’ security deposit. This allows us to contact the Landlord and agree terms. Please note, that once you have put this deposit in place, it is non-refundable, if you change your mind or fail to pass our reference reports.
When an agreement has been reached, Oliver’s Residential will ask you to fill in a reference form. When we’ve had confirmation that your references are suitable, the contract will be drawn up for signing. On the date you move-in, you will need 1 month’s rent and the further 4 weeks deposit (an administration fee per applicant is also charged). This money must be in cleared funds, i.e., Bankers draft or cash.
Part of your agreement with the Landlord is for you to pay the utility bills, i.e., gas, electric, council tax, water rates and TV license, unless otherwise agreed. One of our staff will be happy to help with the transfer to your name.

Guarantors, Students & Company Lets

Do you need a guarantor?
If you are a student, or on a low income, a guarantor will be required. The guarantor is normally a member of your family who must prove sufficient means to provide suitable financial checks. This person will be required to sign a legally binding document, which will make him/her responsible for the rent if any tenant defaults.
Students
As well as a guarantor to cover your payment, if you are a student, we will need a letter from your college. This also applies to overseas students wishing to rent a property.
Company Lets
In the case of company lets, a reference form must also be completed.

Keys, Services & Rent

Keys
A minimum of one set of keys per person will be provided at Check-In. If additional sets are required, Landlord's consent must be sought and keys will be cut at the Tenant's expense.
Services
You are responsible for the water, gas, electricity and council tax in the property unless otherwise stated in your Tenancy Agreement. Oliver’s Residential Limited will contact the boards at the commencement of the tenancy to have the services transferred into your name. However, it is your responsibility to chase the utility companies if no correspondence is received within four weeks.
If the new Tenant intends to change suppliers during their tenancy, they must notify us immediately.
The telephone connections are the sole responsibility of the occupier. The Tenant must give sufficient notice when they leave to have the service disconnected.
TV License
It is the responsibility of the Tenant to obtain a current television license.
Rent
Rent is due on or before the due date detailed in the Tenancy Agreement. In the event of payment not being received punctually, for whatever reason, an administration fee of £30.00 plus VAT per letter sent out by our offices will be incurred by the tenant.

Deposit & Insurance

Deposit
A deposit is always required prior to occupation of a property. The deposit remains the property of the tenant throughout the tenancy and, on most managed properties, this amount will be held by Oliver’s Residential. The deposit is held against dilapidations and would not be accepted as a rental payment, nor should it be used for any purpose other than as stated in the agreement. It is usually the equivalent of six weeks’ rent and will be refunded at the end of the tenancy in accordance with the deposit scheme that it is registered under. No interest will accrue for the benefit of the tenant.
Insurance
During your tenancy, the majority of the Landlord's contents are insured by the Landlord, however this is not always the case. You should insure your own belongings.
